Application Process and Forms
Once you have selected the home you want to rent, you will need to apply to lease the home. Application fees are non-refundable, so please contact our property managers to verify availability and discuss any other issues that may concern an application. The information below will help the process.
How do I get an application?
Applications can be picked up at the office, emailed, faxed or downloaded from this page. You can also apply online. If you prefer to print out the application, please complete all information on the form and fax to (252) 355-9641. We will not process your application until the application fees have been paid. Who can or cannot apply?
No one under 18 can apply as a party to a residential leasing agreement. We do accept co-signers for students only. Co-signers will be listed as Tenants on the Lease. To be considered, an application must be completely filled out and have an original signature. Signatures on faxed copies are accepted. We perform criminal background checks and we do not rent to applicants with criminal records.

What is the application fee?
There is a non-refundable application fee of $65.00 per adult (18+) for Tenants and Co-Signers. The application fee is to cover our screening and processing cost.
When will I know if I am approved?
Applications are processed in 3-5 business days. The screening process includes obtaining previous landlord references. If the applicant is a homeowner and does not have a prior landlord, a realtor or property manager reference is usually sufficient. Our property managers can assist applicants in choosing an appropriate reference for their prior living circumstances.
My application was accepted, what is next?
Once the application is accepted the applicant must execute a residential leasing agreement within 48 hours. This can be done in the office, by mail or by fax. If the application is accepted, and the applicant does not enter into a residential leasing agreement within this period of time, the applicant will have to re-apply.
Financial considerations
An applicant’s income should be at least three times the rental amount. As part of the screening process we verify employment references and salary. For self-employed and non-employment income we verify sources and amounts. Examples of verification of self-employed income are: tax returns, bank and business references, government documents. The screening process includes running a credit report on individuals. Please discuss any questions or concerns over credit and/or criminal background requirements with one of our property managers before submitting the application.
What are your pet policies?
Pets are often negotiable and the acceptance of pets depends on the property being leased. Ask one of our property managers if pets are negotiable for the home being applied for. Pets are accepted or rejected based on the property owner’s discretion. We charge a one-time and monthly pet fee per pet. In addition to the pet fees, the tenant will be responsible for any damage caused by the pet including urine stains, damaged carpet, or walls, etc.
