Sterling Pointe Phase 1 HOA is a multi-family townhome community located in Greenville, NC. Sterling Pointe Phase I contains 135 townhomes. Sterling Pointe is located off of Thomas Langston Road approximately 1/2 mile from Memorial Drive.
HOA Responsibilities: general repairs to roofs, fences, vinyl siding, pressure washing, door/shutter painting (property wide only), vent covers, all landscaping outside of private patios (minus resident planted), entrance/building signs, sidewalks, parking lot, street lights, exterior termite and pest inspection/ treatment, maintenance of community mailbox, general liability insurance.
Owner Responsibilities: interior of unit, contents of unit, within patio area (including landscaping), any resident planted vegetation (with proper approval), hose bibs, windows (and casing), screens, glass area of skylight, all exterior doors (includes casing and hardware), HVAC systems, dryer vent clean out, major repairs to siding (caused by wind, fire, water, vandalism), party walls, scheduling of interior termite/pest inspections/treatments, termite damage repair (interior and exterior), individual mailbox key, cars towed out of designated space, HO3 insurance policy.
Notice: The Association hereby gives notice to its membership that any member may initiate voluntary prelitigation mediation of disputes pursuant to N.C.G.S. 7A-38.3F to try and resolve a dispute with the Association; pursuant to this statute, disputes do not include disputes related solely to a member’s failure to timely pay an association assessment or any fines or fees associated with the levying of collection of an association assessment.
